Coverage audit · reconciled against the registry's own counts
What Ridge covers, and what it does not.
An independent index is only as credible as its coverage. This page states exactly what Ridge indexes, measured against the land registry's own recorded universe, so every figure can be verified against the same open registry data.

02 · Both halves indexed
Off-plan and secondary
Dubai is overwhelmingly a primary (off-plan) market. Ridge indexes both halves: the liquidity grade uses only secondary resale, and the off-plan (primary) price is indexed separately.

03 · The residual, named
What Ridge deliberately does not claim
- Individual units are not rated. No agency rates over two million units one by one; Ridge rates at community and building level. Every unit sits inside a community Ridge indexes.
- Thin resale markets are NR, not graded. A community or building with fewer than 5 secondary resales in the window cannot be graded for liquidity. Ridge marks it Not Rated and shows its off-plan (primary) price instead of inventing a grade.
- Inactive areas show nothing. Cadastral areas with no recorded sale in the window (desert, pure industrial, undeveloped) have nothing to index; the count is not padded.
- Asking-side figures are paused. Figures derived from property listings (asking yields, months of inventory, time to sell) are withheld while the listings feed is restored. When shown they are labelled as asking-side; only the land-registry figures are definitive, and no asking-side signal enters a grade or the index (the firewall).
