Ridge Ratings · Legal
Intellectual property and legal notice
Last updated June 2026 · governed by the laws of the United Arab Emirates
Ridge Ratings exists to publish one thing: an independent, transparent number. The methodology is published openly and the data comes from public records. This notice explains what Ridge protects, what it deliberately does not claim to own, and how its work may be used.
01 · Copyright
Copyright
© Ridge Ratings. All rights reserved.
Copyright is asserted in the original works Ridge creates, including:
- the Ridge methodology document: the written rulebook, its prose, structure, worked examples, tables and diagrams;
- the Ridge software: the analysis engine and web application, in source and compiled form;
- the compiled Ridge database: the curated, de-duplicated warehouse and the derived per-community and per-building rating records, protected as an original compilation by reason of the selection, arrangement and verification effort invested in it;
- the Ridge ratings, index and reports, including the layout and presentation of Rating Reports.
Under UAE Federal Decree-Law No. 38 of 2021 on Copyright and Neighbouring Rights, protection in these works arises automatically on creation; registration is not required for the rights to exist. Where copies are deposited with the Ministry of Economy, this serves as dated evidence of authorship and ownership.
What copyright does not cover. Copyright protects the expression of an idea, not the idea itself. It does not give Ridge ownership of the underlying mathematical method or scoring formula (anyone is free to compute the same kind of score independently), nor of the raw facts: the underlying land-registry transactions and prices are public records that belong to their source, not to Ridge. The method is published on purpose; that is a feature, not a weakness.
02 · Marks
Trademarks
Ridge Ratings™, the Ridge name and logo, and the Ridge rating-scale marks (the "Ridge"-prefixed grades) are trademarks of Ridge Ratings.
You acquire no ownership of, or licence in, these marks by accessing this site or citing Ridge's work. You may not use them in a way that implies endorsement or affiliation, or that suggests your product is a Ridge rating, index or service when it is not. Until a mark is registered the ™ symbol is used; ® will be used only once registration is confirmed.
03 · Sources
Data, sources and attribution
Ridge ratings and the Ridge indices are built on Dubai Land Department registered transactions (and, for Abu Dhabi, registered transactions, labelled as a preview), together with other public records. Every source and how it is used is listed at /data-sources.
Ridge does not own, and does not claim to own, those underlying public facts. They belong to their sources and remain freely available to everyone from those sources. What is Ridge's, and what is protected, is the work added on top of the facts: the curation, de-duplication and verification; the selection, structuring and arrangement of the data; and the ratings, indices and presentation derived from it. Anyone is free to return to the source and re-derive their own analysis.
04 · Citation
Permitted use and citation
Ridge wants its ratings to be cited; a public benchmark only works if people can refer to it. You may cite a Ridge rating, figure or short extract for journalistic, analytical, academic or commentary purposes, provided that you:
- quote briefly: use only as much as needed to make the point;
- attribute clearly: credit "Ridge Ratings" and, where applicable, the relevant rating reference or Report ID; and
- link back to the source page on ridgeratings.com where the rating is published.
Example: "Building X holds a Ridge Aa rating (Ridge Ratings, methodology v1.5)", with a link to the source page. This permission is for fair, attributed reference, not a licence to reproduce Ridge reports, datasets or the methodology document in whole or in substantial part. For that, talk to the desk.
05 · Restrictions
Prohibited use
To protect the integrity of an independent benchmark, the following are not permitted without Ridge's prior written consent:
- Bulk extraction or scraping: no automated harvesting, crawling, bulk downloading or systematic extraction of Ridge ratings, reports or database;
- Redistribution or resale: no copying, republishing, repackaging, redistributing, reselling or sub-licensing the Ridge data, ratings, index or reports, or any feed derived from them;
- Competing products: no using Ridge outputs to build, train or seed a competing rating, score, index or dataset;
- Removing notices: no removing, obscuring or altering any copyright notice, trademark, attribution or rating reference; and
- Implying endorsement: no use of the Ridge name or marks suggesting Ridge endorses, is affiliated with, or has reviewed your product, service or transaction when it has not.
These restrictions apply to Ridge's curated outputs and presentation. They do not, and cannot, restrict your independent use of the underlying public registry data obtained from registry sources.
06 · Independence
Independence and no warranty
A Ridge rating is an independent analytical opinion, derived from public registry data according to the published methodology. It is not investment, financial, valuation, legal or transaction advice, and not a recommendation to buy, sell, hold or finance any property or interest.
Ridge Ratings is independent. It is not commissioned, sponsored or paid by any party it rates, indexes or reports on. The full charter is at /governance.
The information on this site is provided "as is", for general informational purposes. While substantial care is taken in curating and verifying the data, Ridge does not warrant that it is complete, accurate or current, and you rely on it at your own discretion. Make your own enquiries and seek your own professional advice before acting.
07 · Permissions
