01 · What Ridge is
A rating and index institution for UAE residential property
Ridge Ratings publishes two things. The Ridge grade, on a scale from Aaa to Caa, is an opinion of resale liquidity: how readily a home in a given community or building could be resold, measured from registered secondary transactions and discounted for un-handed-over supply. The Ridge Dubai Resale Price Index (RDRPI) is the headline price series, a monthly median of registered resale prices from 2002 onward, base 2014 = 100, printed in the band at the top of every page; the stratified RDRI and ROPI series sit beneath it.
Ridge is user-pays, not issuer-pays. It is funded by subscriptions, Rating Reports and data licences. It lists no property, earns no commission and does not accept payment for ratings, and the rated never pay to be rated. The full charter is at /governance.
02 · How it is built
Registry first
- The registry
Registered transactions, nothing else
Every grade input is a transaction recorded by the land registry. Asking prices never enter a grade or an index; they are surveillance signals, labelled as such, behind a firewall the publish gate enforces mechanically. Data sources
- The engine
One warehouse, refreshed nightly
A persistent, de-duplicated store of registered transactions that only grows. Each night new registrations are pulled, every derived figure is recomputed, and an integrity gate must pass before anything is published. Service levels
- The methodology
Published, versioned, reproducible
The formula, the grade bands, the worked examples and the version log are public. Every figure is reproducible from the same registry data; the current method is v1.5. Methodology
- Governance
A charter, a ledger and a wire
Independence is protected structurally. Every rating action is written to an append-only ledger and announced on The Ridge Wire; corrections and appeals run through the same record. Appeals and corrections
The whole registry is rated, not a selection of it: 174 communities are covered, 138 carry a letter grade and the rest are marked NR rather than hidden. The reconciliation against the registry's own counts is on /coverage; the live health of the service is on /status.
